Do I qualify? Let's find out.

Plain English first, with the program's official wording right under it. You don't have to figure this out alone.

First-time buyersHaven't owned a home you lived in for the last three years? You count. You have not owned and occupied a home as your primary residence within the past three years. If married, each spouse must meet this requirement.
Income eligibilityThere's a household income cap. Your lender will tell you exactly where you land.Total household income must be below 120% of the county area median income, using the program's four-person household benchmark. This does not mean you must have four people in your household. Your lender will confirm the applicable limit; a lower mortgage-program limit may apply. See current limits at housingnm.org.
Mortgage approvalYou'll need to qualify for a Housing New Mexico home loan. You must qualify for Housing New Mexico's FirstHome or HomeForward mortgage program, including applicable credit, debt-to-income, income, employment and rental-history requirements.
Don't worry, we can walk you through this. We'll simply connect you with Heather at Frost Mortgage to answer all of your questions.
Primary residenceThis is for the home you'll actually live in.You must live in the home as your primary residence. This program is not for vacation homes or investment properties.
How the $50,000 worksThink of it as a helping hand you pay back later, not every month. The $50,000 is a loan with 0% interest and no monthly payments. It can help cover your down payment and closing costs. It is not a grant or a forgivable loan. Your regular mortgage payment still applies. When do you repay it? The outstanding assistance loan balance becomes due when you sell the home, refinance your first mortgage, transfer title, or stop living in the home as your primary residence, including renting it out. You must notify Housing New Mexico of occupancy changes.
